Our Strata Services:
Our services include everything necessary to control, manage and administer
the common property; incorporating collection, deposit and administration of
monies payable and pursuit of delinquent accounts; at the direction of Council,
the hiring, discharging and supervising of staff; administering contracts for
services or supplies; making timely payments of accounts incurred on your behalf;
arranging for insurance, the repair and maintenance of common property and
completing forms required under the Strata Property Act necessary for the
conveyancing of Strata Lots.
Financially, we provide systematic, computerized monthly accounting;
delinquency reports; the preparation of annual budgets and any ensuing special
Rental Management Service
Includes advertising and showing properties to prospective tenants. We
investigate credit and references of all tenancy candidates. Leases are prepared
and signed to a maximum of one year or different periods as specified by the
property owner. Tenancy agreements consistent with the Residential Tenancy
of British Columbia are completed with copies provided to the tenant and
property owner. Our goal is to maintain tenancies through good relations with
tenant in order to keep vacancy levels to an absolute minimum.
Following collection of rent on the first business day of each month, funds
are deposited in our trust account. After disbursements to contractors,
remaining funds are deposited to the owners account and a monthly cash flow
statement is provided to the owner.
